Directions and Protocols for Applying to your Selected Rental Property using the Renters ID:

1.  Pick at at least 3 rental properties you like. Out of the 3 rental properties, make sure at least 1 of your rental selections is managed by a Private Home Owner so we can maximized your approval odds using our approval method.

We require you to pick at least 3 rental properties just in case the approval isn’t granted using our approval method on the first rental property we try.

There are many reasons a rental property may reject an application that goes beyond credit, but usually out of your 3 selected properties our approval method will work on at least one.

2. Before Applying to a rental property using the Renters ID number please call and/or visit the property to make sure it fits within the following criteria:

A. Contact the property manager or landlord and ask them directly if their credit approval requires a credit score.

Present yourself as someone with no credit history to get a feel of their approval standards. You want to give them the idea that you don’t have any credit but have great rental history. If the property is friendly towards the type of renter mentioned, then they’ll likely approve you with the Renters ID number we have added positive rental history on.

Example: ‘‘ Before I apply, I would like to inform you that I don’t have any credit history on my credit report. I don’t really use my credit. However I do have great rental history, verifiable income, no criminal history, no evictions or broken leases, and I’m willing to pay a deposit if needed . Would you recommend I apply to this property since I don’t have a credit score due to no history? I need to know my chances of actually getting approved..‘‘

Note: ONLY Apply to rental properties that say YES to the question above or at least encourages you to apply, AFTER you inform them you don’t have any credit history, but have income, no criminal history, good rental history, and no evictions or broken leases.

 

3. When filling out your rental application to the property of your choice, do NOT:

  • DO NOT use any of the addresses you lived at prior.

  • DO NOT provide any phone number or email address associated with your personal credit profile.

  • Do NOT submit your email addresses or phone numbers on the rental application.

  • then create a new phone number online, at google.com/voice .

  • ONLY submit your new email address and phone number on the rental application.

Not following the directions listed above may result in your new credit file merging with your personal credit, which will reject your rental application.

Please Note:

Create a new Email Address on Gmail.com, to use on the rental application.

Create a new phone number online: at google.com/voice to use on the rental application,.

  • ONLY use the address the Renters ID Department provide you with on the rental application.

  • DO NOT use any of your prior addresses for rental history.

  • The Renters ID department will provide you with a address to use on the rental application, in addition to the landlord information and verification details.

Please Note:

  • If the landlord or property manager requires you to prove your RENTERS ID is your personal identity, the renters ID department will attached the required document to the delivery of your Renders ID number.

 

4. Search and ONLY apply to rental properties that allow you to apply online, and/or request for an online rental application due to being out of town. Also submit any required verification documents online as well. Most rental properties should allow for this in the case an applicant is out of town and needs to complete the process online. This method increases the approval chances.  

 

  • In the case in which you tour the property one day but want to apply using your Renters ID number the next day, just let the property manager or owner know you’re out of town but want to secure the property immediately then ask to apply online, via fax, or emailing them all required paperwork.

5. On the Rental Application, please show up to 2 or 3 years of rental history. Again, don’t use any addresses you have actually lived at before and that may be associated with your personal credit.

Please Note: Never allow anyone to run your old address or any information other than the information you provided them with. It is illegal for someone to use information you did not provide them with for a credit check.

Please Note: When applying, ALWAYS use your new address associated with the Renters ID Number, if your license or ID still contains the old address make sure the creditors do not run it with your Renters ID because this will merge your old credit profile with the new one. Just tell the creditors that you did not update your address on your ID and/or you have been a victim of fraud under that old address (many people have been and not know it).

 

Please Note: by the time you receive your Renters ID number we have already added positive rental history to the credit profile of your renters ID number. This will help you through the screening process.  

6. Proper Documentation Is Key: When applying for rental properties, proper documentation such as proof of income, rental history, and personal identification is essential. Ask us for our third party providers list that can help you with proper documentation, if you require it.

7. Expect to pay:

  1. Application/admin fee

  2. Security deposit

  3. 1st months rent

  4. last months rent

8. Add Extra Tradelines to your Renters ID Number to increase your chances of approval:

If you have any approval issues with the Renters ID number and/or want to apply to a luxury rental property that requires a higher credit score standard, no worries, simply add more tradelines to the Renters ID number.

Directions:

A. Visit https://www.self.inc/ and sign up for an account.

When submitting your information into their system ONLY use the phone number, address, and email address associated with your Renters ID number. Do NOT use your social security number to verify your identity on the self.inc platform.

B. Sign up for a plan on Self.inc. This should cost less than $50.00.

C. Submit up to 2 years of history of positive past rental history, cell phone, and other bills self.inc allows you to upload.

D. After Self.inc verifies the information you upload it will add the tradelines to your Renters ID number.

E. You should be able to verify the tradelines added by creating a credit karma account with your Renters ID number, and the email address, phone number, and address associated with the Renters ID Number.

F. Once the tradelines have been added, apply to your selected rental property.
